Comer Group Ireland

Background
The Comer Group Ireland is renowned for its premium developments across Ireland in the residential and commercial sectors. The Comer group is the largest private landlord in the Irish property sector with properties in Dublin, Kildare, Meath, Cork, Galway & Wickow.

Their residential portfolio boasts uniquely constructed developments that are meticulously finished to the best possible standards. No. 1 Ballsbridge is their landmark site with 90 units with Pinergy meters installed in all as well as office and retail spaces.

Barry Comer has been the managing director for the Comer Group since 2012 and he has a great relationship with us here at Pinergy. Barry was looking for energy saving smart technology that would help the occupiers of the apartments become more energy efficient.

What did Pinergy do for Comers – No. 1 Ballsbridge?
Firstly, Pinergy conducted a free energy audit on the site so we could better understand the overall consumption profile for the entirety of the site. Pinergy provided Barry with a dedicated account manager to help him manage his energy costs, reduce administration and provide solutions to landlords and customers using our smart energy platform.

Visibility:
We provided Comers with a Landlord electricity portal which provides automatic daily meter readings, so they have total visibility of their tenant’s usage. Barry mentioned “There has been a substantial reduction in maintenance works as no meter reads are required as we get a reading at 12 p.m. every night”.

Tenants can monitor their electricity usage through our ‘In Home Display’ and manage their account through our Pinergy Smart App. This gives each tenant control and transparency over their electricity.

Stay Connected:
With Pinergy’s system a unit cannot get disconnected from ESB networks. We cover the period between a tenant vacating a property and a new tenant arriving by putting a void pool in place based on the value of the development. Comers can use this void pool to cover standing charges, viewings and maintenance jobs during vacant periods.

Less Administration Cost:
Barry Comer mentioned how Comers have seen “substantial saving in administration in terms of billing” now that each tenant looks after their own electricity bills. If a tenant moves out of a unit no meter reads need to be taken. Barry can simply call his account manager and let him know a unit has become vacant by checking his landlord portal.
